Terraced Residential Houses in Jrvezh (Bagrevand)

Project Objective The primary objective of this project is to develop a modern complex of terraced residential houses (townhouses) in the Jrvezh district of the Kotayk region. Taking into account the sloped terrain of the site, a series of two-story houses consisting of seven separate sections has been designed, featuring flat rooftops and clearly defined private courtyard areas. Architectural and Layout Solutions The architecture of the complex is adapted to the natural slope of the terrain, resulting in a 350 mm elevation difference between the base levels of the houses, creating a visually engaging stepped rhythm. House Types: The project includes houses with varying layouts, featuring options both with and without integrated parking spaces. First Floor (Public Zone): Designed for the living-kitchen area, an entrance hall, and a study. This floor serves as the active social center of the home. Second Floor (Private Zone): This level houses the bedrooms, walk-in closets, and bathrooms. Each house includes open balconies or loggias. Rooftop: The buildings feature flat, non-functional rooftops with organized external drainage systems. Aesthetics and Exterior Finishing The exterior design follows a minimalist style, emphasizing high-quality materials and balanced color palettes: Finishing Materials: Natural stones, specifically travertine and basalt, are used for the facades, combined with glass surfaces and light-colored plaster. Landscaping: Approximately 42% of the area is dedicated to greenery, ensuring an eco-friendly and pleasant environment for the residents. Structural and Technical Specifications Stability: The structure features a reinforced concrete monolithic system (monolithic frame and floor slabs), ensuring maximum durability. Walls: The exterior walls are constructed with stone masonry. Infrastructure: The complex is provided with all necessary engineering infrastructures.
