Private Residence in Areni

Project Objective The primary goal of this project is to create a modern and comfortable two-story private residence in the Areni community of the Vayots Dzor region. Designed to accommodate the slight slopes of the terrain and the clients' requirements, the project ensures spacious living areas and a well-landscaped outdoor environment. Architectural and Layout Solutions The building features clear and functional zoning distributed across two levels: First Floor (Social Zone): The floor is elevated 600 mm above ground level, giving the structure a more prominent presence. This floor includes the living room, kitchen, an entrance hall, and one bedroom. Comfortable platforms are provided for both the main and backyard entrances. Second Floor (Private Zone): This level is designed with four comfortable bedrooms, a laundry room, and a bathroom. The floor features an open balcony offering views of the surrounding landscape. Roof: The house features a multi-sloped roof with an organized external drainage system, suitable for the local climate. Architectural and Aesthetic Features Facade Finishing: All facades of the residence are finished with cement-sand plaster, providing a clean and contemporary look. Landscaping: Approximately 47% of the plot is dedicated to greenery. The courtyard includes sidewalks and landscaping elements, creating a pleasant environment for relaxation. Technical Specifications Surface Area: The total floor area based on the exterior perimeter is 248.69 sq. m. The building's footprint occupies approximately 40% of the total land area. Height: The maximum height of the residence is 8.2 meters, harmoniously blending with the local landscape of Areni.
