Project Objective
The primary objective of this project in Dilijan, Tavush region, is the complete reconstruction and modernization of an existing residential house. Taking into account the mountainous terrain and the unique architectural style of Dilijan, the project creates a spacious, multifunctional, and energy-efficient living space.
Architectural and Layout Solutions
As a result of the reconstruction, the building features a multi-level structure adapted to the slope, including a semi-basement and a main floor.
Semi-basement Level (-3.200 mark): This level houses the social and utility zones, including a living room, kitchen, pantry, storage room, and a bathroom. It provides direct access to the courtyard and a balcony.
Main Floor (±0.000 mark): Dedicated exclusively to the private rest area, this floor includes five bedrooms, three walk-in closets, a laundry room, and a spacious lounge. Two balconies offer scenic views of Dilijan's natural landscape.
Roof: A gable roof with a wooden structural solution and an organized external drainage system was designed to perfectly match the city's architectural character.
Aesthetics and Exterior Finishing
The facade design utilizes a harmonious blend of materials characteristic of Dilijan:
Finishing Materials: The exterior walls are finished with slate (shale), travertine slabs, and wooden planks. These materials are paired with decorative plaster to give the building a warm, organic appearance.
Landscaping: Approximately 46% of the 900 sq. m. plot is dedicated to greenery, complemented by improved sidewalks and asphalt paths.
Structural and Technical Specifications
Structure: The building features a reinforced concrete structural system, with exterior walls constructed of tuff or masonry blocks.
Surface Area: Following the reconstruction, the total floor area based on the exterior perimeter reached 402.64 sq. m. The building's footprint occupies 27.25% of the plot.
Engineering: The site is fully equipped with all necessary existing utility infrastructures.
