Private Residence in Jrvezh

Project Objective The primary objective of this project is to develop a spacious and multifunctional two-story private residence in the Jrvezh community of the Kotayk region. Situated on a flat 1000 sq. m. plot, this structure combines modern architectural solutions with maximum residential comfort, including necessary auxiliary structures and a perimeter wall. Architectural and Layout Solutions The house features clear zoning that ensures a functional connection between the interior and exterior environments: First Floor (±0.000 mark): The floor is elevated 600 mm above ground level. This level houses the social zones, including the living room and kitchen, as well as an office, one bedroom, a storage room, and a bathroom. Comfortable platforms are designed for both the main and backyard entrances. Second Floor (+3.700 mark): Designed for the private rest of family members, it includes four spacious bedrooms, two bathrooms, and a walk-in closet. The floor features two open balconies offering views of the landscaped courtyard. Roof: A multi-sloped roof with an organized external drainage system completes the architectural character of the building. Architectural and Aesthetic Features Facade Finishing: The exterior appearance of the house stands out with a combination of noble materials. The facades are clad in travertine and basalt slabs, giving the building both stability and aesthetic appeal. Enclosure and Privacy: The plot is enclosed by a stone wall up to 2.5 meters high, finished with travertine slabs and decorative plaster. Landscape Design: A key feature of the project is the extensive greenery, with approximately 74% (740 sq. m.) of the plot dedicated to vegetation. The courtyard includes sidewalks and improved landscaping zones. Technical Specifications Surface Area: The total floor area based on the exterior perimeter is 338.84 sq. m., with a usable area of 271.77 sq. m. Height: The maximum height of the building is 10.35 meters, providing a stately presence and bright interior spaces.
