Project Objective
The primary goal of this project is to develop a modern, minimalist-style residential house in the Zovuni community of the Kotayk region. Set on a flat 400 sq. m. plot, this two-story house with a flat roof stands out for its compact design and high functionality.
Architectural and Layout Solutions
The house features ergonomic and comfortable floor plans designed for a modern family:
First Floor (±0.000 mark): Includes an entrance hall, a spacious open-plan living room and kitchen (29.26 sq. m.), one bedroom, and a bathroom. This floor also features a small balcony.
Second Floor (+3.300 mark): This floor houses three comfortable bedrooms, two bathrooms, and a laundry room, all connected by a central hallway and staircase.
Roof: A modern flat roof with an organized external drainage system.
Architectural and Aesthetic Features
Facade Finishing: The exterior design provides a modern and sophisticated look through the combination of natural stone and glass. Materials include basalt, travertine slabs, and black tuff accents.
Landscaping: Approximately 67% (266.8 sq. m.) of the plot is dedicated to greenery. The project also includes sidewalks and a new stone perimeter wall.
Structural and Technical Specifications
Structure: The building uses a reinforced concrete monolithic structural system and monolithic slabs, ensuring maximum seismic stability.
Surface Area: The building footprint is 79.99 sq. m., with a total floor area (based on exterior perimeter) of 163.03 sq. m.
