Private Residence in Proshyan

Project Objective The primary goal of this project is to develop a modern and functional two-story private house in the Proshyan community of the Kotayk region. Set on a flat 827 sq. m. plot, the structure combines residential comfort with essential utility features, including a built-in garage and a landscaped yard. Architectural and Layout Solutions The house features a clear and ergonomic zoning plan: First Floor (±0.000 mark): Elevated 450 mm above ground level, it houses the living room, kitchen, a playroom, a bathroom, and utility areas such as the garage and storage room. Comfortable entrance and backyard platforms are provided. Second Floor (+3.300 mark): Designed for family rest, it includes three bedrooms, two bathrooms, a walk-in closet, and a laundry room. This floor also features two open balconies. Roof: A multi-sloped roof with an organized external drainage system. Architectural and Aesthetic Features Facade Finishing: The architectural style is characterized by a rich blend of materials, including natural stone, travertine and basalt slabs, brick, and wooden planks, all combined with high-quality decorative plaster. Landscaping: Approximately 60% (497 sq. m.) of the land is dedicated to greenery. The project includes sidewalks and improved yard areas, enclosed by a 2.5m high stone perimeter wall. Technical Specifications Surface Area: The total floor area based on the exterior perimeter is 295.68 sq. m., with a usable area of 242.47 sq. m. Height: The maximum height of the building is 9.22 meters.
