Project Objective
A modern and comfortable private house has been designed in the Kasakh community of the Kotayk region. Set on a 614.3 sq. m. plot, the project features a spacious semi-basement and one residential floor, equipped with all necessary living amenities and a landscaped yard.
Architectural and Layout Solutions
The house features a functional two-level layout:
Semi-Basement Level (-3.000 mark): Located 1.2 m below ground level, it includes a large basement (86.6 sq. m.) and a dedicated staircase area.
Residential Floor (±0.000 mark): Elevated 750 mm above ground level. It includes a living room (34 sq. m.), a kitchen, three bedrooms with walk-in closets, a laundry room, a boiler room, and bathrooms. Access is provided via a comfortable entrance platform.
Roof: A sloped roof with an organized external drainage system.
Architectural and Aesthetic Features
Facade Finishing: The architectural style is highlighted by a combination of natural stones. Basalt and travertine slabs are designated for the facade cladding.
Landscaping: A significant portion of the plot, approximately 60.5% (372 sq. m.), is dedicated to greenery. The project includes sidewalks and a 2.5m high perimeter wall.
Technical Specifications
Structure: Reinforced concrete monolithic frame and slabs. Exterior walls consist of tuff masonry or lightweight concrete blocks.
Surface Area: The building footprint at the ±0.000 level is 212.79 sq. m., with a total usable area of 266.62 sq. m.
Height: The maximum building height from the ±0.000 mark is 6.74 meters.
