Private Residence in Arinj

Project Objective The primary goal of this project is to create a spacious and multifunctional residential environment in the Arinj district of Kotayk region. The project includes a residence consisting of two above-ground floors and one underground level, as well as a swimming pool and a pavilion, providing all the amenities necessary for modern living within a single integrated space. Architectural and Layout Solutions The building stands out for its functional zoning and effective use of different levels: Living and Work Zone: The first floor is designed with a spacious living room, a kitchen, and a private study. This level also features a built-in parking area. Private Zone: The second floor is entirely dedicated to bedrooms, which feature access to open balconies. Auxiliary rooms, including a laundry room and a walk-in closet, are also located here. Underground and Additional Spaces: The building includes a basement level for utility use, as well as a functional flat rooftop that serves as an additional leisure platform. Architectural and Aesthetic Features Facade Finishing: The architectural solutions combine natural stones (travertine, basalt, black tuff) with glass surfaces, emphasizing the modern style of the building. Landscape Elements: The swimming pool and pavilion in the courtyard complement the project's aesthetics, creating a perfect environment for outdoor relaxation. Structural Characteristics Seismic Resistance: The structure features a reinforced concrete monolithic system designed in accordance with high seismic safety standards. Insulation and Quality: The exterior walls are equipped with a complete thermal insulation layer, ensuring the energy efficiency and longevity of the building.
