Multifunctional Residential Complex in Ajapnyak

Project Objective The primary goal of this project is to develop a modern and self-sufficient residential district on a 2-hectare site adjacent to G. Chaush Street in the Ajapnyak administrative district of Yerevan. Designed by "Modulex Group," this massive complex consists of 8 high-rise buildings that integrate residential, commercial, and public service zones. Architectural and Layout Solutions The complex is designed on sloped terrain, which allowed for the creation of a dynamic and visually striking architectural landscape. Floors and Zoning: Each building consists of 18 above-ground floors. The ground floors are dedicated to commercial and office spaces (36 units total), while the following 17 floors comprise the residential zones. Housing Fund: The complex includes a total of 1,220 apartments, designed with diverse floor plans and ergonomic solutions. Parking and Safety: A spacious 3-level underground parking facility for approximately 818 vehicles is located beneath the buildings. The basement levels are also designed to serve as high-security shelters. Rooftop: All buildings feature flat, non-functional rooftops with organized internal drainage systems. Landscaping and Amenities Special attention has been paid to the leisure and ecological environment of the residents: Approximately 6,000 sq. m. of the area is dedicated to green zones and parks. The courtyard features modern sidewalks, roads, and additional guest parking spaces. Accessibility is fully ensured for people with limited mobility (ramps, wide doorways, and specialized elevators). Structural and Technical Specifications Seismic Resistance: The buildings are designed with a reinforced concrete monolithic structural system, rated for 9 magnitude and above (Seismic Zone II). Exterior Design: The facades are finished with natural stones, including basalt, travertine, and black tuff, giving the complex a monumental and contemporary appearance. Engineering Solutions: Centralized water, gas, and electricity supply, individual heating systems, and automated fire safety systems (smoke extraction and fire alarms).
