Project Objective
The objective of this project is to create a comfortable and fully equipped two-story private residence in District A of Arinj village, Kotayk region. The project includes residential spaces, a garage, auxiliary structures, and a stone perimeter wall, ensuring privacy and security on an 800 sq. m. flat terrain plot.
Architectural and Layout Solutions
The building stands out with its functional distribution of floors and dedicated utility zones:
Lower Level (-0.450 mark): This level houses the garage, boiler room, and a storage room, effectively separating the utility zone from the living areas.
First Floor (±0.000 mark): The floor is elevated 450 mm above ground level. It features a living room, a kitchen, an entrance hall, and one bedroom with an attached bathroom. This floor has direct access to the backyard platform.
Second Floor (+3.300 mark): Designed for private rest, this floor includes three bedrooms, a walk-in closet, and two open balconies.
Roof: A multi-sloped roof with an organized external drainage system complements the fusion of classical and modern architectural styles.
Architectural and Aesthetic Features
Facade Finishing: The exterior design is characterized by a rich combination of natural stones: white travertine, black tuff, and basalt. The stone cladding is paired with decorative plaster to emphasize the building's architectural volumes.
Enclosure and Landscaping: The plot is enclosed by a stone wall up to 2.5 meters high. Approximately 59% of the land is dedicated to greenery, while the remaining area features sidewalks and landscaped paths.
Technical Specifications
Surface Area: The total floor area based on the exterior perimeter is 265.13 sq. m. The total building footprint (including the garage) is 147.74 sq. m.
Height: The maximum height of the building reaches 9.1 meters, providing a stately appearance and comfortable ceiling heights for the interior rooms.
