Project Objective
The primary goal of this project is to create a modern and multifunctional living environment in the Getargel community of the Kotayk region. On a flat 700 sq. m. plot, a spacious residence has been designed, complemented by leisure zones, a gazebo, and a swimming pool, ensuring ultimate comfort outside the city.
Architectural and Layout Solutions
The house stands out with its ergonomic layout and a wide range of rooms:
Living Space: The entrance platform is elevated 450 mm above ground level. The interior includes a spacious living room and kitchen, four comfortable bedrooms, two walk-in closets, a laundry area, and three bathrooms.
Courtyard Area: The backyard features a plastic swimming pool, a gazebo, and a separate outdoor bathroom, creating a complete recreation zone.
Roof: A gable roof with an organized external drainage system is designed to effectively manage water runoff.
Architectural and Aesthetic Features
Facade Finishing: The architectural style is defined by a unique combination of materials and textures. The design utilizes basalt and travertine slabs, black tuff, irregular masonry with rectangular stones, as well as 3D decorative panels and glass surfaces.
Landscaping: Approximately 60% (422 sq. m.) of the plot is dedicated to greenery, ensuring a fresh and eco-friendly environment.
Structural and Technical Specifications
Structure: The building features a reinforced concrete monolithic structural system and monolithic floor slabs. The exterior walls are designed with pumice blocks and an additional thermal insulation layer for enhanced energy efficiency.
Seismic Resistance: The structure is designed for Seismic Zone II, calculated to withstand earthquakes of magnitude 9 and above.
Technical Data: The total floor area based on the exterior perimeter is 232.84 sq. m., and the maximum height of the building is 7.42 meters.
