Project Objective
The primary objective of this project is to develop a modern and comfortable residential house in the Arinj community of the Kotayk region. Taking advantage of the sloping terrain, the design features a semi-basement and two above-ground floors, topped with a flat roof and incorporating multifunctional living spaces.
Architectural and Layout Solutions
The house stands out for its spaciousness and ergonomic room distribution:
Semi-basement Level (-3.00 mark): This level includes a large parking garage (approx. 74 sq. m.), along with auxiliary areas such as a warehouse, storage room, and a bathroom.
First Floor (±0.000 mark): The main social zone, featuring a living room, dining area, kitchen, and one bedroom with its own private bathroom and walk-in closet. The floor also has a comfortable entrance platform.
Second Floor (+3.60 mark): Dedicated to family rest, this floor contains four bedrooms, each equipped with its own private bathroom and walk-in closet. Four balconies provide scenic views of the surroundings.
Roof: A modern flat roof with an organized external drainage system.
Architectural and Aesthetic Features
Facade Finishing: The architectural character is achieved through a combination of natural materials and glass surfaces. Basalt and travertine slabs are used for the facade cladding.
Landscaping: Approximately 66% (658 sq. m.) of the 1,000 sq. m. plot is dedicated to greenery. The project also includes a new perimeter wall and retaining walls to manage the terrain's slope.
Technical Specifications
Surface Area: The building footprint is 191.8 sq. m. The total floor area of the above-ground levels (including balconies and entrance platforms) is 384.73 sq. m.
Structure: The building features a reinforced concrete monolithic structural system with monolithic slabs and stone masonry exterior walls.
