Project Objective
The project involves the construction of a modern multifunctional public building in the Avan district of Yerevan, following the demolition of an existing small structure. The building is designed to accommodate retail spaces, offices, and a gym, meeting all current urban planning and safety standards.
Architectural and Layout Solutions
The building features a four-level structure:
Basement Level (-4.000 mark): Designed as a cellar that also functions as a shelter for emergency situations. It includes specialized restrooms for people with limited mobility.
First Floor (±0.000 mark): Aligned with the sidewalk level for easy access. It features a retail showroom, two offices, a kitchen, and staff amenities.
Second Floor (+3.600 mark): An office zone consisting of 6 separate office rooms, a kitchen, bathrooms, and a balcony.
Third Floor (+6.900 mark): This floor houses a gym and provides access to the roof.
Architectural and Aesthetic Features
Facade Finishing: The architectural look is achieved through a mix of basalt, black tuff, and travertine, complemented by high-quality plaster.
Roof: A combination of a non-accessible flat roof and a mono-pitched roof with an external drainage system.
Landscaping: The yard area will be fully landscaped and improved with greenery.
Technical Specifications
Structure: Reinforced concrete monolithic frame and slabs.
Safety: The basement is fully compliant with civil defense requirements for emergency protection.
