Project Objective A multi-functional complex is planned for construction in the Dzoraghbyur community of the Kotayk region. The complex features a large construction materials warehouse, a retail showroom, and office spaces. A key engineering feature is the seismic joint separating the warehouse from the commercial building, ensuring enhanced structural safety. Architectural and Layout Solutions The complex is divided into two primary sections: Construction Materials Warehouse: A 1,170.4 sq. m. facility with a metal structural system. The walls are made of sandwich panels, featuring a double-sloped roof. The maximum height is 13.1 m. Showroom and Office Building: A four-level structure (including a basement): Basement (-3.000 mark): Serves a dual purpose as storage and an emergency shelter. It includes ADA-compliant restrooms and an emergency exit. 1st & 2nd Floors: Designed as spacious retail showrooms with balconies and necessary amenities. 3rd Floor (+7.500 mark): Administrative zone featuring the director’s office, a conference room, workspace, kitchen, and a waiting lounge. Architectural and Aesthetic Features Facade Finishing: The commercial building features tuff masonry walls finished with travertine and basalt slabs and high-quality decorative plaster. Accessibility: The facility is fully accessible, featuring ramps and specialized restrooms for people with limited mobility. Landscaping: Approximately 19% of the plot is dedicated to greenery, with planned sidewalks and improved yard areas. Technical Specifications Structure: Reinforced concrete frame for the commercial part; high-grade metal system for the warehouse. Surface Area: Total plot area: 0.216 ha.
