Project Objective
The project involves the demolition of existing foundations and the construction of a modern two-story private house in the Arinj community of the Kotayk region. Set on a 0.13-hectare plot with a slight slope, the design integrates aesthetic architecture with functional layouts, featuring an integrated garage and an expansive landscaped garden.
Architectural and Layout Solutions
The house features a well-zoned two-story structure:
First Floor (±0.000 mark): Elevated 450 mm above ground level, it houses the living room, kitchen, a playroom, a bathroom, and utility areas including a garage and storage room. Comfortable entrance and backyard platforms are provided.
Second Floor (+3.300 mark): Dedicated to family living, it includes three bedrooms, two bathrooms, a walk-in closet, and a laundry room. This floor also features two open balconies.
Roof: A multi-sloped roof with an organized external drainage system.
Architectural and Aesthetic Features
Facade Finishing: The exterior design is characterized by a rich blend of materials: natural stone, travertine and basalt slabs, brick, and wooden planks, all combined with high-quality decorative plaster.
Landscaping: A vast majority of the plot, approximately 78% (1018 sq. m.), is dedicated to greenery. The project includes sidewalks and improved yard areas, enclosed by a 2.5m high stone perimeter wall.
Technical Specifications
Surface Area: The total floor area based on the exterior perimeter is 286.02 sq. m., with a usable area of 232.24 sq. m. The building footprint occupies 11.5% of the plot.
Height: The maximum height of the building is 9.22 meters.
