Project Overview
This project involves the design of a premier multi-functional public building located at 8 An. Mikoyan St., Davtashen district, Yerevan. Developed for "SKK" LLC, the project optimizes a site with a slight slope to create a seamless integration of commercial, office, and dining facilities.
Architectural & Design Concept
The building features 6 stories above ground, a semi-basement, and a deep underground level, reaching a total height of 28.5 meters.
Parking & Civil Defense: A dual-level parking facility accommodating 160 vehicles, including 20 EV charging points. In compliance with safety regulations, the underground level is designed to function as a civil defense shelter.
Retail & Amenities: The ground floor (6.3m height) features retail spaces and food services with an integrated mezzanine.
Business Hub: Floors 2 through 5 house 17 office units each, centered around an internal courtyard to maximize natural light.
Dining & Roof: The 6th floor is dedicated to a high-end restaurant, leading to a flat, well-engineered roof system.
Technical Specifications
Structural System: Monolithic reinforced concrete frame designed for seismic zones of magnitude 9 and above.
Exterior Finishes: A sophisticated palette of natural Armenian stones: basalt, travertine, and black tuff.
Infrastructure: 5 high-capacity elevators, automated fire and smoke detection systems, and full accessibility compliance for persons with reduced mobility (PRM).
